The Fairmont Group has been an active developer within the South Australian residential market for more than 40 years and a key partner of the Land Management Corporation (LMC) in the timely and efficient delivery of a range of landmark projects. In tendering to undertake the development of Golden Grove, the Group looks forward to the opportunity of working with LMC to achieve a world-class development which continues to build South Australia’s reputation as an Australian leader in sensitive, timeless urban development.
The Fairmont Group will:

As a leading developer and builder in South Australia, the Fairmont Group has proven its ability to ensure the timely delivery of house and land products through implementation of key delivery targets. We will utilise our experience to reproduce these results at Golden Grove.
The design of the project will utilise contemporary design solutions for housing and the integration of the development with surrounding residential areas.
Through the development of the Golden Grove site, the Fairmont Group seeks to support the vision of the LMC Sustainability Strategy which seeks ‘To demonstrate leadership in facilitating development outcomes that assist and motivate people to live and work sustainably’ through the key objectives of Liveable Communities, Economic Growth and Development, Environmental Responsibility, Place Making and Corporate Behaviour.

Livable Community
The Fairmont Group has identified key requirements for the creation of a liveable Community at Golden Grove including:
- A diversity of housing types to enable people from a wide range of economic levels and age groups to live within its boundaries
- Provision of specialised open space in the form of small parks with high amenity and linear parks enjoying the natural biodiversity of the area
- Design of public spaces and their immediate surrounds so that they are safe and inviting
- Streets and pedestrian paths which contribute to a system of fully connected routes and destinations
Environment
A cornerstone of the development of Golden Grove will be the implementation of Environmentally Sustainable Development principles. This will occur through:
- Mandating the use of low flow WELS rated water fittings
- Utilisation of water sensitive urban design (WSUD) principles
- Incorporation of a detention basin and bio-retention swales in the major Reserve
- Installation of a third pipe system to all dwellings
- Utilisation of reclaimed water for irrigation of public parks
- Minimising energy use on a per capita and per household basis through energy efficient design, sensitive solar orientation of allotments and energy saving technologies
- Development of public open spaces with low water use vegetation
Climate Change
The Fairmont Group recognises the need to address climate change through the promotion of sustainable urban development. Our aim is to bring this village into the “Solar Cities” program, working closely with the City of Tea Tree Gully, who is part of the Adelaide Solar City Consortium. The Solar City program includes the following core initiatives aimed at measuring and changing energy related community behaviour:
- Installing significant numbers of solar photovoltaic (PV) systems on residential buildings to enable measurement of energy production and use;
- Running an extensive consumer campaign designed to find out what information best leads people to adopt Green Power;
- Installing smart meters and in house displays that, together with cost reflective pricing structures that will help people monitor their electricity use and manage their electricity bills. Smart meters will also assist electricity providers to better understand consumer choices and needs.
The Fairmont Group will allocate a “Climate Change” budget for the implementation and delivery of programs that support these initiatives. It is hoped that by working with the Solar Cities partner and with the educational aspect of this program, a benefit to the environment beyond the actual dollars spent can be achieved.
Site Development
We will implement a KESAB clean site program for the site as well as a construction waste management strategy which will ensure waste from the site development is recycled.
Building Energy Efficiency
While the mandatory deliverables of the site highlight a desire for only 25 dwellings to achieve a 6 star energy rating we believe that the Golden Grove development should seek to set the standard for the north eastern area in energy efficient development.
The Fairmont Group proposes that 100% of residential buildings will achieve a 6-star energy efficiency rating, incorporating gas boosted or high efficiency solar hot water systems and have electrical load limiters fitted (subject to ETSA supply). This requirement will be achieved through the preparation and implementation of comprehensive Urban Design Guidelines.
The increased energy efficiency standards proposed for Golden Grove by the Fairmont Group will assist in reducing the carbon footprint of the development of the site.
